What is Equity Release?

Equity release is a financial product designed for homeowners, usually aged 55 or over, who want to access the wealth tied up in their property without the need to sell or move. Over the years, many people build up significant value in their homes, often their largest asset, but may not have as much cash available to enjoy retirement, cover unexpected expenses, or support loved ones. Equity release provides a safe and regulated way to unlock that value, giving you the freedom to use the money as you wish.

With equity release, you can receive the funds as a single tax-free lump sum, through flexible drawdowns, or a combination of both. Importantly, you continue to live in your home and retain the right to stay there for the rest of your life or until you move into long-term care. The most common form is a lifetime mortgage, where the loan and any interest are repaid when the property is eventually sold.

Equity release is not the right choice for everyone, but with the guidance of an independent advisor, you can explore whether it’s a suitable option for your needs, lifestyle, and future plans.
